Notice is hereby given that, under and by virtue of the Judgment entered in the above entitled action on April 18, 2016 (the Judgment) (as evidenced by that certain Findings of Fact, Conclusions of Law, Order for Judgment, and Judgment, dated April 15, 2016, a certified copy of which has been delivered to me), as amended by the Amended Judgment entered in the above entitled action on May 17, 2016 (the Amended Judgment) (and as evidenced by that certain Amended Order for Judgment, and Judgment, dated May 15, 2016, a certified copy of which has been delivered to me), directing the sale of the real property hereinafter described to satisfy the amount found and adjudged due to the Plaintiff in the above entitled action, Hi Crest Square Homeowners Association, Inc. (the Association), from the Defendant Jacqueline Wincek (Wincek), as prescribed in the Judgment as amended by the Amended Judgment, and in connection with (i) the Lien Statement in favor of the Association, dated July 19, 2014, and recorded in the office of the Registrar of Titles in and for Hennepin County, Minnesota (the Registrar), on August 11, 2014, as Document No. T5191101, (ii) the Amended and Restated Lien Statement in favor of the Association, dated April 27, 2015, and recorded in the Registrars office on May 26, 2015, as Document No. T05258212, (iii) the Declaration of Covenants, Conditions and Restrictions for Hi Crest Square recorded in the Registrars office as Document No. 1516695, and (iv) the Associations By Laws, as may be amended and/or supplemented, the undersigned Sheriff of Hennepin County, Minnesota, will sell at public auction, to the highest bidder, for cash, on September 7, 2016, at 10:00 a.m., at the office of the Hennepin County Sheriff, 350 South 5th Street, Room 30, Minneapolis, Minnesota 55415, the real property described in the Judgment and the Amended Judgment, to wit:
Lot 5, Block 1, Hi Crest Square Estates Second Addition, Hennepin County, Minnesota,
which is registered land with Certificate of Title No. 1052062. The address of said real property is 1340 68th Lane North, Brooklyn Center, Minnesota 55430. The tax parcel identification number of that real property is 36-119-21-22-0093. As of July 1, 2016, the amount of the Associations lien against said real property is $18,362.38.
The time allowed by law for redemption by Wincek or those claiming under her is six months after the date of the order of confirmation of said sale by the Hennepin County District Court.
THE TIME ALLOWED BY LAW FOR REDEMPTION BY THE LIENEE, THE LIENEES PERSONAL REPRESENTATIVES OR ASSIGNS, MAY BE REDUCED TO FIVE WEEKS IF A JUDICIAL ORDER IS ENTERED UNDER MINNESOTA STATUTES SECTION 582.032, DETERMINING, AMONG OTHER THINGS, THAT THE LIENED PREMISES ARE IMPROVED WITH A RESIDENTIAL DWELLING OF LESS THAN FIVE UNITS, ARE NOT PROPERTY USED IN AGRICULTURAL PRODUCTION, AND ARE ABANDONED.
